When we think of high dollar homes, we probably think of the supremely located Old Town Fort Collins homes along Mountain Avenue, or the golf course homes in at Highland Meadows, Southridge or Mariana Butte. Northern Colorado’s most expensive zip code is fast becoming a destination for the area’s well-to-do, and it has achieved this status almost overnight.
Welcome to zip code 80547 – Timnath, Colorado to be exact. With just 97 detached home sales to date, 80547 is currently Northern Colorado’s most expensive zip code with a median value of $409,417. Over the past five years, and with the return of new construction in Northern Colorado, little Timnath, Colorado has been a boom town for Northern Colorado residents who require a little more space, amazing views, and a quiet lifestyle that you just can’t find anywhere else. Luxury neighborhoods like Harmony, Wildwing and Serratoga Falls have been attracting Fort Collins buyers with an attractive set of luxury homes selling between $600,000 and $1.4 million. New neighborhoods in Timnath Ranch are attractive to move-up buyers who appreciate amazing schools, a centralized location in Northern Colorado, and indoor and outdoor space you just can’t find in Fort Collins. With quick and easy access along the Harmony corridor, commutes into Fort Collins are a breeze. As Timnath grows in population, new amenities are being built and planned to accommodate the growth. Not to be outdone, Fort Collins and Windsor did crack the top three with 80528 (SE Fort Collins) coming in at a median value of $390,000 and 80550 (Windsor) coming in at a median value of $315,000. Both of these locations have several hundred more sales than Timnath so the sample size is much greater. In my opinion, it’s tough to find a bad zip code in Northern Colorado. We live in such a well balanced and well kept community, everyone can find a place – and I hope to help you buy it!
