Market Update

A Much Needed "Stable" June in NoCo Real Estate

As we cross the midway point in 2025, buyers and sellers (and Realtors!) are beginning to understand what "normal" feels like. Gone are the days of 3 days on the market, receiving dozens of above list price offers, waived contingencies and giving away first born children. And while the market hasn't swung completely in the other direction, the new normal is a much more balanced market, one where showings can be tough to come by if you aren't properly priced, pristinely presented and professionally promoted. But, it's not just sellers who are feeling a bit of a squeeze, buyers are still hamstrung by higher prices, higher interest rates and more options - giving many decision fatigue, or at least "general hesitation". Because of the stress on both sides, this market is feeling much more "stuck". Luckily, June proved to be a pretty stable month across the region, which was much needed after some shaky late spring months.

FORT COLLINS (IRES AREA 9, INCLUDING FORT COLLINS, WELLINGTON, TIMNATH, & WESTERN LARIMER COUNTY)

Prices in June in the Choice City popped a good amount, up nearly 6% from last June, at $655,000. While I don't think that increasing prices will be the norm, a good month like this will ultimately help home sales in the remaining year with reasonable comparables. Home sales were also up a hefty 7.73% as compared to June 2024, with 251 sales. Having more inventory available, which we have had throughout the year, helps with more home sales, as buyers are able to sift through many homes and find the right fit. This stable month was very needed, and hopefully they continue through the rest of the summer selling season.

LOVELAND/BERTHOUD (IRES AREA 8, INCLUDING LOVELAND, BERTHOUD, & SW LARIMER COUNTY)

The Loveland/Berthoud market had a mixed month. Strong sales, as compared to June 2024, were welcomed, as 192 homes were sold, up 27% from June 2024. Unfortunately, the median value dropped 8.34% to $549,969. Not to fear - the median value in June 2024 had a big pop (out of nowhere) up to $600k, so it was a bit of an anomaly, and the median value of $550k is right on track for the year. Strong sales means buyers are looking and liking what they find in the sweetheart city.

GREELEY/EVANS (IRES MAIL CITIES GREELEY AND EVANS)

The Greeley/Evans market kept chugging along, with positive news (albeit just slightly positive). Sales were up 4.65% as compared to June 2024, notching 135 sales. While Greeley is behind the pace of sales from last year in total, it is just 2-3% off, nothing to freak out about. In median price land, Greeley held steady with a $435k median value, which is right in line with YTD values. So far, Greeley/Evans is the only market in the region with positive appreciation for the year: +1.16% so far.

INVENTORY

Inventory is still increasing throughout the region and we are still at decade's high levels. We should be peaking in July or August, as the number of new listings to market have been slightly decreasing since April/May. If buyer demand holds steady and new listings begin to dwindle, we might find ourselves much more balanced by the end of the year. If interest rates decline even half a point, demand will start to pull more and more homes off the market. I don't foresee low, low inventory like years past, but just less standing inventory.

PERCENT OF LIST PRICE TO SOLD PRICE

Still, percentage of sales to list price is holding firm between 99-100%. This means that some buyers are seeing 1% discounts. But, keep in mind that nearly 30% of homes are seeing price reductions, and this ratio is only calculated on the final list price, so this number is actually larger than it appears. On top of that, it does not include seller concessions, which could be another 1-3% depending on the value of the home. I don't expect to get above the 100% mark in either market.
