Market Update

A Strong Month in the NoCo Real Estate Market

While it definitely doesn't feel like we had a strong month in real estate, the numbers don't lie. In the midst of some listings sitting on the market, crossing over the 120 day mark, many well priced, and turnkey homes are still attracting their buyers. Buyers don't have all the power in the market but because there are much fewer of them around, they do get to dictate the trajectory of the market. Many buyers are still waiting around for better rates, to either qualify for more home, or just qualify for any home for that matter. And it appears relief might be in sight as a poor jobs report is helping to bring rates down in the first couple weeks of September. Could this spur a late in season feeding frenzy? Perhaps. Sellers would appreciate more action for sure.

FORT COLLINS (IRES AREA 9, INCLUDING FORT COLLINS, WELLINGTON, TIMNATH, & WESTERN LARIMER COUNTY)

Values in the Fort Collins area shot up to levels not seen in years, as the values have been level since late 2022. Median value in Fort Collins sits at $648,500, up nearly 9% above values from 2024. Along with that, sales shot up nearly 20% as compared to August 2024. There is ample inventory in Fort Collins at the moment, so many of these purchases are the "easiest" choices for picky buyers. Well staged, well presented, turn key and most of all: well priced. It could be that buyers are starting to see good value and potential (again) in the choice city and they're taking advantage of higher inventory levels to find the best of the best.

LOVELAND/BERTHOUD (IRES AREA 8, INCLUDING LOVELAND, BERTHOUD, & SW LARIMER COUNTY)

The Loveland/Berthoud market moved sideways in comparison to August 2024 sales. Exactly 161 sales were notched in the sweetheart city, same as last year. Values were down comparatively, to $550,000, or 6.38% lower than August of 2024. Again, Loveland is being pulled in a couple different directions. It is more affordable than Fort Collins, but less affordable than the Greeley market. So while some Fort Collins buyers might get priced out and settle in Loveland, some potential Loveland buyers might get priced out and head east to Greeley. It's hard to be the middle child (speaking from experience).

GREELEY/EVANS (IRES MAIL CITIES GREELEY AND EVANS)

The Greeley/Evans market performed well this month, besting August 2024 values by nearly a percent, up to $432,998. Sales outperformed notching 121 sales, up 14% from the same time last year. Because of Greeley's affordability, value conscious buyers are still attracted, especially when interest rates are hindering bigger purchase prices. So long as the economy and jobs remain steady, Greeley will continue to be a destination for folks who need some space and want to stretch a dollar.

INVENTORY

August should be the month that inventory officially peaks, in fact, by all measures it did peak in Loveland/Berthoud in July and may be headed on downward for the season. Inventory in Greeley has been nearly level since June and I would expect it peaks this month. While Fort Collins was still increasing in August, my feeling is that some owners who have had their home on for 90-120 days may pull their home soon and live to fight another day in 2026, either way, inventory should begin to decline, which could help some sellers stand out with less competition.

PERCENT OF LIST PRICE TO SOLD PRICE

There is nothing too far out of the ordinary here as the sold to list price ratio is still below 100% but not appreciably. Fort Collins and Loveland are at 98.2% while Greeley is at a hefty 99%. I would expect that sellers may be willing to negotiate as we head into September. With the winter demand drop off looming, if your home isn't under contract by Thanksgiving, good luck.
