Market Update

Affordable Markets Stand Out in April

April was a unique month for real estate across Northern Colorado and if I didn't know better, I would say it was pretty lopsided, favoring the more affordable markets in Greeley and Loveland/Berthoud. Typically, April is a strong month across the board - as eager buyers are quick to jump on new listings. And while this year is tracking in many ways like 2025, there are some nuances in the three separate markets that are interesting to see. Could it be that many buyers are fed up with high prices and competition? Or is this April just a quirky month that will be ironed out by the end of the major selling season? Stay tuned!

FORT COLLINS (IRES AREA 9, INCLUDING FORT COLLINS, WELLINGTON, TIMNATH, & WESTERN LARIMER COUNTY)

The Fort Collins market took a step back in April, unfortunately. Prices dipped about 6% to $604,000, still eclipsing the $600k mark, but not as high as last year. Along with that, sales were 14% lower than 2025 figures. In a time when we should be seeing much more inventory, sales and competition, we have had a pretty tepid month. To be fair, across the year, we are pretty much exactly in line with 2025, which is not bad. The hope is that Fort Collins does not decline further.

LOVELAND/BERTHOUD (IRES AREA 8, INCLUDING LOVELAND, BERTHOUD, & SW LARIMER COUNTY)

The Loveland/Berthoud had a solid month, which was needed. Sales neared the 200 mark, up 8% from April 2025. Prices held firm at $547,000 as well, up .2% from last year. Loveland/Berthoud may benefit from being in the best of both worlds - affordable-ish, as compared to Fort Collins, more attractive-ish as compared to Greeley. In this sweet spot, many buyers can find a happy medium.

GREELEY/EVANS (IRES MAIL CITIES GREELEY AND EVANS)

The Greeley/Evans market popped (finally) this month with a 29% increase in sales, up to 147 homes, while notching a modest decrease in median value, $431,500, down just 2% from last year. The Greeley market has been waiting for a strong and active month and it finally came. Being more affordable than the rest of the region, it will always remain attractive for value conscious buyers who may not mind commuting. Let's hope the strong energy continues into May.

INVENTORY

A wild stat in both Fort Collins and Loveland is that NEW listings (those fresh to the market in April) were down - at a time where inventory should be heading up. While I think this might just be the market ramping up for a big May with new inventory, we need to keep an eye on it. May is typically the month we see peaks in new inventory, and August is when overall inventory is at the highest. Also, a strange stat is even with reduced new inventory, Fort Collins and Loveland overall inventory is still higher than March, meaning there are some listings lingering on the market. This is common, but inventory shouldn't be decreasing, as it has been in Greeley. There has not been an increase in inventory since September of last year, so Greeley buyers may begin to get aggressive when fighting over the best listings.

PERCENT OF LIST PRICE TO SOLD PRICE

Even with inventory levels where they are at, percent of list to sold price is creeping up towards 100%. In Fort Collins, we're already there, while Loveland and Greeley are now topping 99%. Either competition is creeping in, or, sellers are nailing their pricing strategy to get offers in line with list price. No market has crept above the 100% line since June of 2022, so it would be a sight to see if we do break the barrier.
