Market Update

Fort Collins Shines in June

Northern Colorado had a strong June, especially as may was a bit of a mixed bag and it was not a given that the momentum would return. Out of the entire region, Fort Collins stood out above the crowd, while Loveland/Berthoud and Greeley/Evans remained level with 2025 figures. It seems each month, there will be a new outlier who gets a bit more attention. This market is anything but consistent.

FORT COLLINS (IRES AREA 9, INCLUDING FORT COLLINS, WELLINGTON, TIMNATH, & WESTERN LARIMER COUNTY)

The Fort Collins market had a massive surge in sales in June, 301 sales, which was an 18% increase over June 2025 sales. Sales have grown steadily each month in 2026, which should be the normal trend, but Loveland and Greeley have both had some regressions. On top of that, median value nearly broke the $650k mark, which has not been crossed since August of 2025 and is an apparent ceiling that may get broken through soon. New listings are trending slightly down, so as we enter the back half of the year, it is likely inventory will start to (normally) recede. This month helped to put Fort Collins ahead of last year's YTD median value and sales pace.

LOVELAND/BERTHOUD (IRES AREA 8, INCLUDING LOVELAND, BERTHOUD, & SW LARIMER COUNTY)

The Loveland/Berthoud market did not have a bad month at all, it was just statistically average/boring/normal - notching a 2% increase in sales as compared to June 2025, and a slight decline in median value to $537,500. Overall year to date figures has Loveland leading the way in sales by a long shot, but with new inventory and total inventory waning already, these numbers could pull back and not look as impressive by year end.

GREELEY/EVANS (IRES MAIL CITIES GREELEY AND EVANS)

The Greeley/Evans market matched last years figures almost identically with 140 sales in June and a median value of $433,750 which was nominally below last year's $435,000 median value, which is about the ceiling we've seen on the Greeley market. There is likely not enough momentum in the Greeley market to push sales figures up much on the back half of the year, just given lack of abundant inventory and prices that, while affordable to the remainder of the region, are still out of touch for many potential buyers in Greeley.

INVENTORY

New listings have begun to slowly recede downward. The peak is typically seen in march or April. What is heartening about the stability of the market is that the new listings are spread out over time, so while there is a peak, it is not a dramatic drop off. This may mean there are stable sales for the rest of the year, rather than a big push in June/July and a significant drop off in the back half. Total homes for sale figures are still climbing, but will likely level off by August and begin to recede certainly in the 4th quarter.

PERCENT OF LIST PRICE TO SOLD PRICE

Fort Collins and Greeley hit the 100% sales to list price ratio, which is good to see in a busy month, but Loveland regressed to 98.5%. The majority of the market will likely not stick around at 100% but it is good to see adequate buyer demand, competition and sellers "right pricing" their homes to reflect the reality of the market in 2026 - one of the hardest tasks to manage!
