Hesitation in the Fort Collins Real Estate Market

Diving into the numbers of the Fort Collins market, we aren’t seeing anything out of the ordinary. Nothing indicates any regression or advancement in the market as we continue status quo heading into the home stretch in 2026. The major trend in both the single family and attached markets showed that sellers are pulling back from the market – active listings are down somewhat substantially. This is likely due to the quick upward shift in interest rates and perceived drop in buyer demand. As a result, sales have also dipped as compared to 2025; however, just a few home sales either way can sway the figures. When in doubt, zoom out.

Fort Collins Single Family Homes - September 2026

In the single-family market, new listings were down nearly 20% and total active listings were down 9% as compared to September 2025. Median value is holding essentially steady, down just 1.7% to $590,000. While I don’t think there are any true bright spots in the market indicating any kind of upward momentum, days on market fell to just 73 days (-13.1%), monthly supply is down to 3.1 months (-8.8%) and the affordability index, if you can believe it, is improving.

Fort Collins Attached Homes - September 2026

Sellers in the attached market really pulled back, with nearly 31% fewer new listings, which led to a 10.6% drop in active listings. It was a bit of a roller coaster year for the attached market and I think many sellers are punting and hoping (or praying) for better conditions in 2027. Median value dropped to $402,500, which was an 11.7% drop as compared to 2025, however, September 2025 was an anomalous peak in values. Affordability is not improving in the attached market, another indicator that the condo and townhome market is continuing to get beat up.

Looking Ahead

We will likely limp across the finish line in 2026 and nose out sales and median values from 2025, however, with rates climbing, it could dampen any potential momentum we have left. Growing concern about the state of housing in Fort Collins, both in consumers and real estate professionals, is looming. Buyer confidence and demand will be the key driver.
