July was a strong month for the majority of Northern Colorado real estate as buyer demand is still present, even while interest rates and inventory creep up. Greeley was a bit of an outlier this month, as both median value and sales slipped as compared to 2025, while Fort Collins and Loveland had a very solid July. Real estate professionals are wary of the 3rd quarter slump, which is typical yearly although it presents itself in different ways. Sometimes, it is a quick slump after July 4th. Other times it is much more prolonged. If rates continue up, buyers may pull back until there are more favorable conditions in the Spring.

FORT COLLINS (IRES AREA 9, INCLUDING FORT COLLINS, WELLINGTON, TIMNATH, & WESTERN LARIMER COUNTY)
The Fort Collins market had a great July, notching 277 sales, nearly 20% higher than 2025 figures. It was a combination of having the right amount of homes available, fair prices, and favorable interest rates. Keep in mind, the rates these homes sold for were about half a percent lower than current rates, so buyers are happy to get in when they did, and sellers were happy to move on when buyers were still eager. Median value was up year over year to $615,000, not a record by any means but still holding steady (as it has been for 4 years at this point).
LOVELAND/BERTHOUD (IRES AREA 8, INCLUDING LOVELAND, BERTHOUD, & SW LARIMER COUNTY)
The Loveland/Berthoud market mirrored Fort Collins' success in July with a nearly 20% gain versus 2025 sales, 200 total, while maintaining a $553,500 median value. It seems like every time there is a small slump, there is a rebound and everything is remaining fairly static. This is likely the most balanced market we have seen in the 2020's, where most buyers can find a good opportunity, and most sellers can find the right buyer.
GREELEY/EVANS (IRES MAIL CITIES GREELEY AND EVANS)
The Greeley/Evans market had a bit of a setback, down about 12% versus 2025 sales to just 104 homes. The decline was not due to fewer homes available, but likely due to Greeley being much more sensitive to affordability. Buyers may be on standby for a bit. Median value came down a hair to $425,000, but that value has been pretty even since 2022. We'll keep an eye on Greeley especially as rates creep up towards towards 7%.
INVENTORY
Inventory levels are still increasing across the region, however, new listings have peaked in all three major markets. This means that August should be the month where inventory peaks, and begins to recede in the back half of the year. The same trend was true in 2025 and 2024, where inventory peaked in August. The more available homes sitting in September and October could cause a bit of a decline in prices as sellers will reduce prices to offload their home before the winter calms down buyer interest and demand.
PERCENT OF LIST PRICE TO SOLD PRICE
Greeley popped up to the 100% mark for the first time since May of 2025, while Loveland and Fort Collins hovered in the 98.5% range. It is likely that these figures will not come back near 100% until mid-2027, unless something wild happens with buyer demand (interest rate drop, inventory drop or similar). This is the normal cadence of the market and nothing wild is expected.
