Market Update

Momentum Slowed in May

The Northern Colorado real estate market is a bit of a mixed bag as we near the midpoint of the year. Each of the three major market segments are trending similarly on a more global scale, but each market has some quirks and nuances that are very unique. It feels like groundhog day as many of the trends we have seen in the last 4 years have repeated and revolved from year to year.

FORT COLLINS (IRES AREA 9, INCLUDING FORT COLLINS, WELLINGTON, TIMNATH, & WESTERN LARIMER COUNTY)

The Fort Collins market saw fewer new listings in May as compared to April, and when we peak with new listings in April, it's only downhill from there for the remainder of the year. This does not mean meaningful inventory will be held off the market, but it does indicate that the real action may be over and the remainder of the year will be muted. This means that we are likely to see a bit more competition due to lower inventory levels, so long as buyer demand stays even or grows. That may be tough given the direction of interest rates. Fort Collins saw an 8% decrease in sales as compared to May 2025, but the levels of competition for these sales increased median value to $625,000. So far, prices remain generally level with 2025 levels (and 2024 and 2023 and 2022...)

LOVELAND/BERTHOUD (IRES AREA 8, INCLUDING LOVELAND, BERTHOUD, & SW LARIMER COUNTY)

The Loveland/Berthoud market had a big month in sales, with a 15.4% gain as compared to May 2025. Loveland has the most monthly supply as compared to Fort Collins and Greeley, and Loveland might be the sweet spot - offering more space and value for your dollar, but also proximity to amenities and employment. So far in 2026, Loveland is where the most action is (statistically speaking of course). Median value is sitting level at $532,500, down just 1% from May 2025 figures.

GREELEY/EVANS (IRES MAIL CITIES GREELEY AND EVANS)

The Greeley/Evans market had another month of low sales, just 124 homes changed hands in May, down 21.5% from May 2025. New listings in Greeley were in line with April new listings, leveling off and likely dropping from here. There are very few listings available, and buyers are generally stretching to make it work. Greeley is the most affordable market, notching a $429,950 median value in May, but Greeley also has the lowest median income as compared to its regional counterparts, so buyers will need to stretch and leverage to make a purchase happen.

INVENTORY

Over the last two years, inventory has peaked in August, so there is a bit more opportunity for those sellers needing to make a move to hit the meat of the market, but if fewer new listings come on, current inventory will be eaten up by buyers. With interest rates continuing to creep up making purchasing decisions more difficult, buyers may sit on the sidelines or decide to rent. This will only increase inventory, which will likely soften prices.

PERCENT OF LIST PRICE TO SOLD PRICE

All three market segments are between 99-100% this last month. Fort Collins dropped to 99.5%, Loveland raced up to 100% and Greeley held level at 99%. This means sellers are "right pricing" homes for the quickest sales and that there is some, but little, negotiating power for buyers right now. This usually softens in the 4th quarter, so if you're planning ahead, that is when most deals are available, but it's also when the fewest homes are available.
