Market Update

NoCo October Sales and Values, Not Too Spooky!

The leaves have fallen, the candy is mostly gone, colder days are just around the corner, but the NoCo real estate market still has a little activity. Normally, November and December are considered pretty dead months, mainly because the hassle of showing a home during the holidays, cold weather, or dark evenings is just not conducive to an easy home sale. But, with lingering inventory, interest rates remaining at the lowest level in the last year, and stable buyer demand - more transactions are getting done in Northern Colorado later into the year. Will the trend continue as the temps drop? Time will tell.

FORT COLLINS (IRES AREA 9, INCLUDING FORT COLLINS, WELLINGTON, TIMNATH, & WESTERN LARIMER COUNTY)

As compared to last year, October 2025 was about even in Fort Collins. Just 7 home sales off the pace compared to last October, and about 1.5% off median value. This shows us a few things. One, the sky is not falling. Two, people are still buying in Fort Collins. And three, values are still hovering. The hovering values is great for buyers, but sellers who purchased with 3% interest rates 3 years ago might be feeling the squeeze when they go to sell. With the only equity they have is their downpayment and what measly principle they have paid off. Those sellers may need to stay put for a bit longer.

LOVELAND/BERTHOUD (IRES AREA 8, INCLUDING LOVELAND, BERTHOUD, & SW LARIMER COUNTY)

The Loveland/Berthoud market had a "fine" October. Last month, if you remember, Loveland/Berthoud had a sales surge, up 40%, so a decrease in sales in October is not necessarily bad - just a sign that a lot of buyers were sucked into the September sales funnel, rather than October. Median Value was even with October 2024 median value at $563,780. Again, Loveland's value is hovering like Fort Collins, and has been for nearly 4 years at this point.

GREELEY/EVANS (IRES MAIL CITIES GREELEY AND EVANS)

The Greeley/Evans market had a solid month, essentially matching sales from October 2024, while increasing median value to $435,000. A few sales here or there can really make or break the market in Greeley, as only about 100-120 homes changes hands on a monthly basis. Greeley, from a median value perspective, is doing the best as compared to 2024, up just 2.11%. A win is a win!

INVENTORY

Inventory has finally crested in all 3 major markets and the number of homes for sale is heading downward for the season. I don't expect a major dropoff in inventory over the next few months as some of the lingering listings will stay on through the holidays, softening the Winter valley. New listings are off sharply in Fort Collins, down nearly 40% from April highs. Greeley/Evans and Loveland/Berthoud have new listings down their peaks of about 170 homes, but have been hovering around 150 for the last few months. There will definitely be more homes for sale over the Winter months than in years past.

PERCENT OF LIST PRICE TO SOLD PRICE

Percent of list to sold price is continuing to drop as seller are still trying to find a little leverage. All three markets are now below 98%. If sellers get more desperate, these figures will continue to drop. 96% is the lowest we have seen in more than a decade and winter months typically bottom out at 98% regardless of how well balanced the market is.
