Market Update

NoCo Real Estate Shows Improvement in February

This February was somewhat muted due to fewer sellers putting their home on the market, however, there were some smaller signs of improvement in most area markets. As has been the case for last 3 years, there isn't much movement upward or down, so we're trying to find any glimmer of hope that will benefit either side. It was unclear as we wrapped up January whether or not sellers would come back in force, or stay on the sidelines a bit more. The evidence was clear: February was not the month for sellers to enter the market. This provided the active pool of fewer options, and more competition. At this rate, March is either going to be a breakout month, where sellers bring inventory to the market, or a month of competition, where fewer listings create some light bidding wars. Time will tell.

FORT COLLINS (IRES AREA 9, INCLUDING FORT COLLINS, WELLINGTON, TIMNATH, & WESTERN LARIMER COUNTY)

The Fort Collins market was not necessarily strong, but satisfactory in February. Sales were up 2.55% over last year's mark, and median value gained marginally, up .86% to $585,000. Monthly supply of homes in Fort Collins is the lowest in the region at just 1.6 months, meaning if we're in a vacuum where buyer demand stays level and no new homes come on the market, available homes will sell off in just 6 weeks. That's tight, but also there isn't a flood of buyers, so it isn't as tight as it would seem.

LOVELAND/BERTHOUD (IRES AREA 8, INCLUDING LOVELAND, BERTHOUD, & SW LARIMER COUNTY)

The Loveland/Berthoud market also had some improvements in sales, up 3.23% from February 2025, although this represents just 128 sales. Median value dipped 2% to $539,000 - it just doesn't seem like Loveland can get enough momentum to pop back into the $600k territory, yet. There is a large amount of new homes popping up in Loveland, primarily on the northwest side of town, which will really test demand over the next 6-8 months.

GREELEY/EVANS (IRES MAIL CITIES GREELEY AND EVANS)

The Greeley/Evans market gained 2 sales (up to 85 total) in February, which is a 2.41% increase as compared to last year. Greeley's just has so little action because of the small sample size of homes for sale that even a couple homes sold, or higher sales will really manipulate the data, so keep that in mind. Median value was in line with values for the last 3 years at $429,500, which was down 4.34% as compared to February 2025.

INVENTORY

As mentioned above, inventory remained essentially level with January inventory, which is unique at this time of year. While new listings popped up, total inventory remained flat, signaling buyers were eager to take advantage of near 6% interest rates, which were nearly a percent lower than this time in 2025. Again, March will be the true test - whether or not inventory will return, or come back in April or even May.

PERCENT OF LIST PRICE TO SOLD PRICE

Slightly increased competition and lower inventory levels forced buyers to get more aggressive in offers, at least in Fort Collins and Greeley, as sales vs list price percentages popped up over 98%, where Loveland fell below 97%. There is a chance that if inventory levels don't improve, these figures will get closer and closer to 100% by April or May.
