Market Update

Spring Selling Season Starts Strong

With all the warm weather in February and March, spring has come a bit early in Northern Colorado. The grass is greening up, leaves are starting to fill in and flowers are popping up. New listings are also popping up across Northern Colorado, ready to tempt eager buyers on the early side of the selling season, and so far, the demand is there, at least in Larimer County. Weld is a little muted still, as the Greeley/Evans market has brough much fewer new listings to the table in March. Maybe we'll see a breakout in April. Days on market, a metric indicating how quickly homes are selling, are sharply down off their typical January highs, from about 80 days across the region, to 53 days. Buyers are eager and sellers need to be smart and strategic when presenting their homes. With interest rates up about .5% from just 6 weeks ago, it is unclear whether buyers' appetite will be as strong in April. It's always something...

FORT COLLINS (IRES AREA 9, INCLUDING FORT COLLINS, WELLINGTON, TIMNATH, & WESTERN LARIMER COUNTY)

The Fort Collins market had a very strong month in sales, up 8.15% as compared to March of 2025, nearly getting to 200 sales. This puts Fort Collins ahead of YTD sales by about 4.3%, showing there is still strong demand for homes in Fort Collins, even though it is the most unaffordable market in the region. Median value ticked down slightly to $595,000, down 1.73% from last year. New listings shot up across Fort Collins at a steeper pace than the rest of the region, so we will see if they are sold, or if they linger. All signs are pointing towards strong demand, so I'm betting on them getting sold quickly.

LOVELAND/BERTHOUD (IRES AREA 8, INCLUDING LOVELAND, BERTHOUD, & SW LARIMER COUNTY)

The Loveland/Berthoud market was the region's gem in March, which is unique - Loveland is often in the "in-between" since it sits between the most attractive (Fort Collins) and the most affordable (Greeley). Loveland/Berthoud had a 33% jump in home sales, from 137 in March of 2025 to 183 in March of 2026. Median value dipped just a bit to $550,000, down 2.3% from March of 2025. New listings are beginning to spike in Loveland, however, it is not as steep as Fort Collins. A good month is a good month, and this should be celebrated as a win for the Sweetheart City.

GREELEY/EVANS (IRES MAIL CITIES GREELEY AND EVANS)

The Greeley/Evans market underperformed in March as compared to its neighbors. Sales were down nearly 9%, just 123 homes sold this March. Median value stayed level, at $425,000 which has been as steady as can be for the last 4 years. It does appear that Greeley will have a quick bounce back in April, as pending sales are higher than expected, but they have to get to the closing table. Greeley buyers, the most sensitive to interest rate shifts, will need to stay up to speed with their lenders to make certain they can still qualify with a higher interest rate.

INVENTORY

March is the month where inventory should be shooting up across the board, but it is actually retreating in Greeley, as new listings are being added, but not at a steep enough pace to improve inventory. Inventory is higher in all markets as compared to March 2025, however, Fort Collins is where it is the strongest at the moment. Monthly supply (the metric which measures how long it will take for buyers to purchase all the homes on the market given the current demand pace) is actually level from 2025, so market conditions aren't expected to perform much differently moving forward in 2026.

PERCENT OF LIST PRICE TO SOLD PRICE

Increased demand has brought back competition. Anecdotally, I have had clients get beaten out 3 times for homes in the last month, so there is still hungry competition for the best homes. In Loveland and Fort Collins, we're back up above 99% (from low 97% valleys) and in Greeley, we're up above 98%. This will likely track closer towards 100% as we hit peak season. This serves as a reminder that even in a sideways market, competition is fierce for the best homes.
